A DC classic and a rare install to install shingled roofs in DC. Most homes we do in DC are flat roofs due to a majority of homes in DC being row homes. This is one of those classic DC brick homes with real timber construction. This home over the years had been shingled over so we had to remove 2 layers of shingles. This is never a good idea as it degrades the top layer of shingles and you end up trapping moisture rather than redoing the roof properly. Regardless the home was in need of repair and the leaks were showing through both layers of shingles. After tearing off this roof, making some wood repairs, we began installing a new GAF roofing system. The roof was installed in a day and the homeowners have been enjoying their leakproof roof ever sense.

Roofing Problems Unique To Washington DC

Roofing in D.C. is by no means straightforward. DC has a mix of old and new construction that each come with their own set of challenges. Older homes have sagging rafters, aging or worse yet crumbling masonry that connects to the roofline, and unique materials you don’t see in other parts of the DMV. It takes a crew that’s been trained and has experience dealing with these types of construction challenges before to get the job done correctly. And it is very important it is done correctly because hiring someone without the right tools or right experience for the job means more leaks, further deteriorating a already deteriorated structural issues, and expensive fixes down the line. Bottom line: D.C. roofing isn’t one-size-fits-all, so make sure you’ve got a team that knows what they’re doing. Good news for you is that we are that team and will ensure you job is done correctly.

Roofing Codes and Permits in Washington DC

In Washington, DC, a building permit is required for roofing projects that involve replacing or repairing more than 100 square feet or if there are more than two existing layers of roofing. However, for repairs or replacements under 100 square feet with fewer than two existing layers, a permit is not necessary. Properties in historic districts may have additional requirements, even for minor repairs. For detailed guidelines and the permitting process, visit the D.C. Department of Buildings' website (dob.dc.gov) or consult the D.C. Housing Authority's roofing guidelines (dchousing.org). Good news for you is that you don't have to worry about this because we are licensed roofers in Washington DC (DC Roofing License #410519000037) and pull permits on our roofing projects in the District.

* Contractors enrolled in GAF certification programs are not employees or agents of GAF, and GAF does not control or otherwise supervise these independent businesses. Contractors may receive benefits, such as loyalty rewards points and discounts on marketing tools from GAF for participating in the program and offering GAF enhanced warranties, which require the use of a minimum amount of GAF products. Your dealings with a Contractor, and any services they provide to you, are subject to the Contractor Terms of Use. Visit gaf.com/gaf-contractor-terms-of-use for details.
† See applicable warranty for complete coverage and restrictions. The word “Lifetime” refers to the length of coverage provided by the GAF Shingle & Accessory Limited Warranty, GAF Roofing System Limited Warranty, System Plus Limited Warranty, Silver Pledge™ Limited Warranty, or Golden Pledge® Limited Warranty as applicable, and means as long as the original individual owner(s) of a single-family detached residence [or eligible second owner(s)] owns the property where the qualifying GAF products are installed. For owners/structures not meeting the above criteria, Lifetime coverage is not applicable. Lifetime coverage on shingles requires the use of GAF Lifetime shingles only. See the GAF Shingle & Accessory Limited Warranty for complete coverage and restrictions. Visit gaf.com/LRS for qualifying GAF products. Lifetime coverage on shingles and accessories requires the use of any GAF Lifetime shingle and at least 3 qualifying GAF accessories. See the GAF Roofing System Limited Warranty for complete coverage and restrictions. For installations not eligible for the GAF Roofing System Limited Warranty, see the GAF Shingle & Accessory Limited Warranty. Visit gaf.com/LRS for qualifying GAF products.
‡ When installed with Lifetime shingles in the field of the roof; Otherwise coverage term is 25 years.
§Up-Front Coverage Period refers to the crucial period of time following installation of the GAF Products during which the coverage provided for in this limited warranty is non-prorated. After the Smart Choice® Protection Period specified above, the remedy provided for in this warranty may be different than that provided for during the Smart Choice® Protection Period, and any remedy will be reduced to reflect the use you have received from your GAF Products.
** Some limited workmanship coverage may be available through your contractor.
†† 25-year StainGuard Plus™ Algae Protection Limited Warranty and 30-year StainGuard Plus PRO™ Algae Protection Limited Warranty against blue-green algae discoloration is available only on products sold in packages bearing the StainGuard Plus™ or StainGuard Plus PRO™ logo. See GAF Shingle & Accessory Limited Warranty for complete coverage and restrictions, and qualifying products.
‡‡ 15-year Smart Choice® Protection Period for StainGuard Plus™ Algae Protection Limited Warranty and StainGuard Plus PRO™ Algae Protection Limited Warranty only available through GAF certified contractors in connection with an enhanced warranty. HOA & Community Association Links — Washington, DC

Many Washington neighborhoods are governed by homeowner or community associations that enforce architectural and exterior improvement guidelines. To make things easier for you, we've gathered direct links to local HOA and community association websites below — along with phone numbers and emails where publicly available — so you can quickly locate your association and review their requirements.

⚠️ Important — Check With Your HOA Before Starting

If your home is located in an HOA or community association, it is very important to contact your association and obtain their current exterior and architectural guidelines before starting any project.

Capitol Improvements does not interpret, modify, or override HOA rules. Once you provide your association's guidelines, we will recommend materials and systems that comply so your project can move forward smoothly and without delays.

Local Review near Washington DC

"Needed extensive roof repairs and gutter replacement for our home in DC. So fortunate to have found Capitol Improvements to handle it all. They guided me through the entire process, gave us money saving options and I never once felt strong-armed or harried. And they finished the entire project on time and on budget. We are very happy with our new roof and gutters and will not hesitate to recommend Capitol Improvements to any home owner looking for an empathetic, family owned company."
